A service cavity is a dedicated space on the internal side of an external timber frame wall through which electrical cables and other services can be installed.

One of its biggest advantages is airtightness.

Instead of electricians and other trades repeatedly penetrating the primary airtightness layer to install sockets, switches and services, these can be accommodated within the service cavity.

This helps protect the airtight building envelope while also making installation easier for follow-on trades.
