Lower Cost, Superior Quality!

Our timber frame works out at approx €15-€20 per square foot to include the supply and erection of your timber frame structure, internal walls, first floor joists and roof structure. Approx. €25-€30 per square foot will include the timber frame structure, internal walls, first floor joists (solid or metal webbed joists), roof structure, roof covering (felt, counter battens, tile/slate etc.), breathable membranes, vapour barrier, 150mm frame fill of Xtratherm PIR foil backed insulation, airtightness membrane and tapes, followed by an additional 50mm Xtratherm PIR insulation, 50 x 35mm battens to form a service cavity and 12.5mm plasterboard. This achieves a passive standard u-value of 0.11 with a 100mm external leaf of block, far exceeding the requirements of Part L in terms of insulation!

All timber is C16 graded, stress tested and kiln dried to comply with building standards. Our 150 x 44mm stud work is far superior in comparison to the 140 x 38mm offered by most other timber frame manufacturers. A thicker frame not only adds strength and durability in terms of load bearance – it also allows for a greater thickness of insulation in the frame which significantly improves your BER. We also have a 225mm frame option if needed but its very unlikely!

Building Your Timber Frame Home

 

Step 1: Submit Your Plans

Once your architect has designed a set of plans for your build and approval has been granted by your local planning authority, feel free to forward the final drawings to us at info@timberframeireland.com and we will have a detailed quotation returned to you asap,

 

Step 2: Detailed Quotation

Our team will then assess your construction drawings along with any additional requirements and return a detailed quotation to you by email. Should you have any queries regarding your quotation or the benefits of a timber frame home, our team are only ever an email away and will be happy to help! We can also arrange a call or site meeting to discuss the build if you would prefer.

 

Step 3: Design & Manufacture

Once your final architect’s drawings have been signed and the contract has been agreed, the team at Timber Frame Ireland will begin the process of designing and manufacturing your new timber frame home, renovation or extension. Our team will begin generating production drawings for internal use and cutting lists, while our production team order in all the necessary timber materials, fixtures and fittings, and book in a slot in the production line with an estimated onsite start date.

Once everything is in place, we will then begin the manufacturing process. Our team of skilled project managers, carpenters, joiners and roofers will begin constructing your timber frame home at our manufacturing site to your chosen design and specification, ready for delivery and erection on site.

 

Step 4: Delivery & Erection

On the first date of installation, our specialist timber frame team will arrive to erect the completed wall panels and floor cassettes which will be carefully lifted by crane and secured into place, followed by the installation of the roof structure. Our quotation includes for delivery to site by an articulated lorry with a 45ft flat bed trailer and also the unloading and erection of the full structure by way of a crane and/or forklift where required.

Once your timber frame home has been fully constructed as per your plans, the final stages can then begin. Within weeks, you could be completing second fix elements and decorating ahead of moving into your new, energy efficient, timber frame home.
